A while ago when I did tech support, the typical thing I would do is use the 10.A.B.x range, but for A/B generate by splitting the number part of the street address.

So 1784 Main Street would get a 10.17.84.0/24 subnet.

Was pretty simple and mostly didn't have overlaps.
